 There are many problems that may exist either inside or outside of a structure that may go completely unnoticed upon first , or perhaps even second glance! These problems can only be exposed to you, the investor, by means of a thorough inspection of that structure. This inspection places tremendous emphasis on, but is not strictly limited to, the following areas:

An inspection of the foundation includes the following components:

• Foundation walls, first-floor systems, other support and sub-structure components as well as any stairs

• Ventilation (when applicable)

• Grade slab and/or floor slab

An inspection of your electrical system include the following components:

• Entrance of the primary service from masthead to main panel, depending on whether your service is overhead or underground

• Main and sub-panels including feeders

• Branch circuits, connected devices and lighting fixtures

The areas inspected in relation to the interior of the structure include the following components:

• Walls, ceilings,floors, windows and doors

• Steps, stairways, balconies, railings

• Fireplaces

• Electric outlets and fixtures

• Plumbing fixtures and components

• Heating and cooling distribution

The areas inspected in relation to the exterior of the structure include the following components:

• Visible structural components

• Wall covering, trim and protective coating

• Windows and doors

• Attached porches, decks, steps, balconies, handrails, guardrails and carports

• Visible exterior portions of chimneys

This areas inspected in relation to the plumbing system include the following:

• Visible water supply lines

• Visible waste/soil and vent lines

• Fixtures and faucets

• Domestic hot water system and fuel source

Components included in an inspection of the central heating system include the following:

• Fuel Source

• Heating equipment

• Heating distribution

• Operating controls

• Flue pipes, chimneys and venting

• Auxiliary heating units

Components included in an inspection of the central air conditioning system are as follows:

• Cooling equipment

• Cooling distribution

• Operating controls

A complete roof inspection is comprised of the following components:

• Roof covering material

• Rain gutter and downspout system

• Visible portions of roof flashings

• Roof ventilation

• Roof soffits and fascias

• Roof skylights and other roof accessories

A inspection of the roof structure includes the following components:

• Roof framing, sheathing and decking

• Attic insulation

The following components are included in a garage/carport inspection:

• Exterior and interior walls and ceilings, floors, windows, doors, roof and foundation

• Electrical system and components

• Plumbing system and components

• Heating systems or units

An inspection of the structural site includes the following components:

• Building perimeter, land grade and water drainage directly adjacent to the foundation

• Trees and vegetation that adversely affect the structure

• Walks, grade steps, driveways, patios and retaining walls contiguous with the structure
